Hutto sees Positive Growth
Hutto is a city located in Williamson county and is part of the Austin metropolitan area. Hutto was established in 1876 by James Hutto and most of the early citizens were primarily German and Swedish immigrants who came to the area to farm and ranch and begin their new lives in America. The housing market is seeing continued population growth expanding from 14,968 residents in 1990 to 27,947 residents in 2020. The city of Hutto’s population projects to be 85,000 in 2040.
Currently the Hutto housing market is seeing positive growth with pending properties increasing by 52% over the last month and a half led mostly by new construction. Recent new construction communities include Hutto Highlands, Emory Farms, Cross Creek, Carmel Creek, Mager Meadows and Hutto Town Square.
Hutto also has two big commercial real estate developments on the horizon including the Hutto Co-Op District and Perfect Game. The Hutto Co-op district, a new master planned mixed-use lifestyle development, is a unique entertainment destination. Situated on 35 acres adjacent to historic Downtown Hutto, the development integrates Hutto’s past with its future. The renovated cotton gin building and original cotton silos add to the historic aesthetic of the site.
Plans for the Co-Op District include over 700,000 square feet of new development with direct access to US Highway 79. Anchored by a nearly 40,000 square feet city hall and library, the site also includes open piazzas, event space, a retention pond and water features to make visiting a true pleasure. It has been announced that the District will have a movie theater and be anchored by Southside BBQ which is the oldest continually operating barbecue establishment.

Another great opportunity coming to Hutto is the nation’s flagship scouting organization Perfect Game. They will be bringing the cities first indoor sports and event center that is designed to seat 13,000. They will also have a convention hotel. Perfect Game states the will generate a demand for 150,000 hotel room nights annually.
